Experience makes the difference. You want someone who’s done this many times before, at least 12 deals a year. That means they’re active, skilled, and understand how to navigate challenges. I’ve worked with hundreds of buyers and sellers, and I can tell you no two transactions are the same. Every deal teaches something new. That’s why experience is so valuable. It means better guidance, smarter decisions, and fewer surprises.

Look for bonus skills like mortgage or title knowledge. Before I became a full-time agent, I worked in the mortgage industry. That background helps me support my clients with financing and paperwork, even with the little things that often slow people down. An agent with experience beyond just buying and selling can spot problems before they happen and keep the process moving forward.

Local knowledge gives you an edge. Your agent should know the area. Not just the streets, but the schools, neighborhoods, and other local agents. I see many out-of-town agents trying to work here, and it puts their clients at a disadvantage, especially in competitive markets with multiple offers. When you work with someone who knows the community inside and out, you’re more likely to get the result you want.

Communication and tech matter more than ever. Is your agent responsive? Are they active online? Can they market your home effectively or help you search quickly? These things matter. You deserve an agent who keeps in touch, communicates clearly, and uses the latest tools to support your goals.

Always check the contract. I don’t believe in trapping clients with long-term agreements. That’s why I offer an easy-exit clause on every contract. No fees, no pressure. If you’re not happy, you’re free to go. It’s about trust and accountability, not locking people in.
