Here are five false expectations you shouldn’t have when selling your home.

Sellers are in an excellent mood right now; in the current real estate market, homes are selling quickly and for top dollar. Despite the exuberance and optimism, there are still common mistakes sellers should understand—and avoid. Some selling ideas are simply fantasies. Here are five expectations you shouldn’t have when selling your home:

False expectation No. 1: Your home will sell in three days. We’re facing a shortage of inventory, and sometimes homes do sell within a few days. However, those homes are usually in a great location, are in turnkey condition, and are priced accurately. 

False expectation No. 2: You can price your home sky-high. Aspirational pricing can be a huge mistake. If the buyer doesn’t think your home is worth what you’re asking, they’ll typically move on to another, even in this low-inventory market.

False expectation No. 3: Repairs and upgrades are unnecessary. You can avoid a major kitchen or bathroom remodel, but simple enhancements such as painting or changing dated hardware on cabinets and doors can go a long way. 

False expectation No. 4: You can sell your home as is. The term “as is” can be a red flag for buyers because it suggests the home could have underlying issues.

False expectation No. 5: You don’t need a real estate agent. It’s much more challenging than you’re imagining to sell your own home. You’d need to produce professional media such as photography, floor plans, and video. You’ll have to respond to all inquiries, schedule showings, and negotiate for yourself; you’ll likely leave money on the table. It pays to work with a licensed professional that can articulate a defined marketing strategy and has the experience to get you the best price and terms.
