Here are five options if you want to buy and sell simultaneously.

Many people want to buy and sell a home at the same time. In the current real estate market, sellers are getting more than one offer, and houses are selling quickly. If a buyer has a property to sell, their offers are less attractive to sellers. Most people, especially families with kids, don’t want to move twice—they want to buy and sell simultaneously. The first thing I say to my clients is that if you have the vision and motivation, we can make it happen. 

If you want to both buy and sell, you have a few options:

1. Buy the new home with cash, if you have enough.

2. Borrow against the equity in your current home with a bridge loan or home equity line of credit.

3. Sell your current property first and find temporary housing.

4. Sell first, then negotiate a rent-back with the buyer, which allows you to pay rent to the buyer to continue living in your home for a short period.
