Beware of these common seller myths in our market.

I’m sure that you’ve heard about how someone in your neighborhood listed their house as a fixer-upper and still got a deluge of offers, sold in one day, and went for $100,000 over the asking price. It’s no secret that today’s seller’s market is more competitive than it’s been in years. This has created an expectation of higher profits for sellers. However, you need to gauge the market properly and handle the sale with care. Today I’ll debunk four common things that people say about selling a home and offer tips for adjusting to the reality of the market:

1. Home improvements aren’t necessary. Despite low inventory and high demand, buyers won’t just take anything. Buyers expect a home to be move-in ready.

2. You can sell an overpriced home. Homes need to be realistically priced and in step with what the market is asking, depending on the location, type of home, and condition.

“You need to gauge the market properly and handle the sale with care.”

3. Marketing a house isn’t required. Homes listed without professional photos, floor plans, videos, and additional information can give buyers a negative first impression.

4. You should just take the higher offer. That isn’t always the best decision. Look at each offer and consider one that is lower but has better terms. You want to find the buyer that will go to closing with the least amount of stress.
