You’ll want to avoid these six common but critical home-selling mistakes.
Here are six of the most common mistakes that home sellers make and how to avoid them:
1. Picking just any agent. When you’re getting ready to sell your house, an agent is a critical part of the selling process. You want to find out how long the agent has been in the business, their negotiation skills, their online profile, and how active they are in the market. How the agent brands themselves will directly correlate to how hard and well they’ll work for you.
2. Overpricing the house. You can overprice your home even in a seller’s market. I come to my clients with a recommendation, but they’re going to decide what it’s listed for. The buyers will then decide its market value.
3. Not upgrading older appliances and systems. Buyers will consider an added value if these upgrades are made.

4. Not decluttering and depersonalizing the house. We have a holistic approach with our sellers. We come in before the house is listed, go through each room, and make suggestions to help the house show better and be more appealing to buyers. We want to take you out of the house and have the buyers be able to see themselves living in it. This is critical to selling for top dollar in the shortest period.
5. Not granting access to potential buyers after listing. This can be detrimental to the selling process. We recommend giving as much access as possible to buyers right away. The first two weekends your home is on the market will be the busiest. We advise our sellers to make a plan to take a weekend away from home so we can have two full days of showings and get them the highest offer possible.
6. Not being ready to sell. The first conversation I have with my seller clients is, “Where are you planning on moving?” If you don’t have one foot out the door and a vision of where you want to go, you should not list your home. It can only hurt you in the long run.
