Let’s check out what’s happening in our local Westchester County real estate market. In the past year, ending in the fourth quarter of 2023, there were 7,546 closed sales, down 21% from 2022 when there were 9,542 closed sales.

The median sales price remains steady at $642,000, but prices are rising in some areas due to increased buyer demand. Currently, there are 1,891 homes for sale, down 19% from last year’s 2,342 homes.

The median days on market remain unchanged at 26 to 28 days, and the months of supply sit at 2.8 months. These figures indicate that we’re still in a seller’s market, with enough inventory to meet buyer demand.
