When it comes to staging your home, there is a lot of advice out there. Some people will tell you to stage every room before you list. Others will tell you it is a waste of money.

After years in this market, I can tell you the answer usually falls somewhere in the middle.

The real question is not whether staging always works. If you’re thinking about selling in Northern Westchester, what matters is whether it makes sense for your particular property, your price point, and the buyers you are trying to reach. That is a different question, and it is the one worth answering before you spend anything.

Start with what staging is actually for. It is not about making your home look like a magazine or spending thousands on furniture. It is about presenting the property so buyers can see its potential. According to the National Association of Realtors, 83% of buyers’ agents said staging made it easier for buyers to visualize a property as their future home. Buyers weigh more than square footage and bedrooms. They are trying to picture how they will live in the space, and an empty room or a cluttered one can get in the way.

The decision also has a financial side. In the same NAR survey, 49% of sellers’ agents said staging reduced the time a home spent on the market, and nearly a third reported it raised offers by 1% to 10% over a comparable home. Those are not guarantees, and your location, price, and condition all play a role. But how your home shows influences how buyers perceive its value, and a home that shows well tends to sell faster, which means fewer carrying costs and fewer low offers on a stale listing.

“Staging isn’t about spending the most. It’s about spending where a buyer’s eyes actually land.”

You probably do not need to stage every room. Buyers form their strongest impressions in a few spaces, mainly the living room, the kitchen, and the primary bedroom. Make those feel open, functional, and inviting, and you have handled most of what matters. Nationally, the typical cost runs between $500 and $1,500, though in a market like ours it often runs higher, especially for professional staging of a larger or vacant home. The point is not to spend the most. It is to spend where a buyer’s eyes actually land.

So how do you know what your home needs? Look at it through a buyer’s eyes rather than your own. A vacant home usually shows better with at least some furnishing, because empty rooms are the hardest to picture and the easiest to misjudge in size. An occupied home often needs the opposite: less clutter and cleaner surfaces. An updated, well-laid-out home might need very little. The mistake is treating staging as all-or-nothing. The smarter move is matching what you spend to what your home genuinely needs.

My advice is simple. Don’t stage your home just because someone told you to. Have a reason for every dollar you spend.
