Selling a home you’ve lived in for decades can feel overwhelming, especially when it needs work, and the timing is anything but easy.
I recently helped a seller in exactly that position, and the outcome surprised even her. Her family home, the one she grew up in, sold in 15 days for $500,000 over asking. That result wasn’t luck. It came from a process, and I want to walk you through it.
My client lived four hours away and was selling the family home as the executor of her mother’s estate. The house was still furnished but vacant, and time hadn’t been kind: carpet and wallpaper straight out of the 1970s in every room, and a kitchen and bathrooms in fully original condition. Her family had one week in town to start preparing the home and interview agents, and after meeting with several, they chose me to represent the sale.
First, I removed the financial pressure so we could prepare the home the right way. Most agents won’t offer this. My clients could pay for the prep work upfront or roll it into the closing, so cost didn’t dictate the plan. I brought in my own team of contractors and service providers to walk the home and provide estimates, and based on their recommendations, the family chose the updates that would deliver the highest return. No guessing, no money out of pocket before closing if they preferred it that way.
Second, I took the project management and the worry off their plate. They were only in town for a week, and most of the work had to happen after they’d driven back home. So I coordinated, managed, and supervised every service provider myself, and kept the family updated at each step. All of it came together in the two weeks before we scheduled photography and brought the home to market. They didn’t have to manage a single contractor from four hours away.
Third, we priced and positioned the home for today’s market. We set a price designed to attract strong interest, not scare buyers off. The right price on a home that now showed beautifully is what creates real demand, not just hope, and demand is what puts a seller in the driver’s seat.
Here’s where the real money got made: the multiple-offer strategy. Because the home was truly prepared, priced with intention, and generating genuine competition, we didn’t settle for the first reasonable offer. We let that demand work for us, and the home closed at $1,600,000, a full $500,000 over asking, in just 15 days.
That kind of result doesn’t come from hoping for a lucky buyer. It comes from preparation, pricing, and knowing how to create real competition for a home.
