What’s happening in Westchester County’s real estate market as we move into 2025? Traditionally, the fourth quarter is slower, and this past year was no exception. Inventory dropped, buyers hit pause, and things quieted down until the new year. But now that 2025 is here, it’s the perfect time to look back and see what these trends mean for anyone considering selling their home.
In the past 12 months, the total number of closed sales came in at 7,528. That’s slightly lower than the 7,299 recorded the previous year; a 3% drop. But here’s the good news: even though sales dipped, prices kept climbing. The median sales price rose 10% year over year, hitting $718,000 compared to $644,900 in 2023. For homeowners who’ve been waiting for the right moment, this could be it. Rising prices signal strong demand, and that’s definitely something you want as a seller.
At the same time, inventory is tight. The number of active listings went from 1,644 down to 1,540, making homes on the market a scarce commodity. Even with fewer homes available, the median days on market stayed steady at 25 days. This is largely due to our lack of supply. With only 2.5 months of homes available, we are still in a seller’s market.
If you’re considering selling, these conditions work in your favor. With fewer homes for buyers to choose from, a well-prepared, properly priced home has a great chance of standing out. Small updates, like fresh paint or a bit of touch-up work, can make a big difference. When you present a home that’s move-in-ready, buyers are more likely to act quickly and offer more.
